Insights

Zillow's partnership with NextHome represents a strategic reinforcement of their position in the real estate listings ecosystem. By establishing standards that require publicly marketed listings to appear on their platform, Zillow is simultaneously championing consumer transparency while securing their content pipeline. This dual-benefit approach cleverly aligns business interests with consumer advocacy.

The addition of NextHome, with its 600 offices and 6,000 agents nationwide, significantly expands Zillow's coalition of industry partners committed to these standards. Following eXp's earlier commitment, this creates mounting industry pressure for other brokerages to conform to Zillow's listing access framework.

The strategic brilliance here lies in how Zillow is leveraging NAR's Clear Cooperation policy to enhance their competitive position. By becoming the enforcement mechanism for industry-wide transparency, they're positioning themselves as the essential platform for comprehensive listing access. This effectively creates a virtuous cycle: more transparent listings → more comprehensive inventory → more consumer traffic → more value to agents → more industry adoption.

While not revolutionizing their business model, this move reinforces Zillow's platform strategy of being the definitive consumer destination for real estate information. The growing coalition supporting these standards suggests Zillow is successfully positioning itself as the standard-bearer for listing transparency in the digital real estate space.

This partnership signals an important market dynamic shift as Zillow continues executing on its platform dominance strategy. By establishing listing standards that align with NAR policy but add the Zillow-specific requirement that listings must appear on their platform, the company is cleverly using regulatory compliance as a growth lever.

NextHome's participation, representing 6,000 agents across 600 offices, creates meaningful scale for this initiative. Combined with the previous eXp commitment, Zillow is building a critical mass of industry support that could pressure other brokerages to follow suit or risk appearing anti-consumer.

The competitive implications are significant. This move directly challenges pocket listing practices and alternative listing approaches that bypass major platforms. By framing non-compliance as harmful to consumers, Zillow creates market pressure for universal listing distribution that, not coincidentally, benefits their business model most directly.

For NextHome, this alignment with Zillow's consumer-first positioning reinforces their brand values while ensuring their listings receive maximum exposure. The reference to both companies' commitment to "putting consumers first" suggests a strategic narrative aimed at isolating competitors who haven't joined this transparency initiative.

This partnership represents another step in Zillow's methodical approach to solidifying their position as the essential consumer gateway to real estate information, which ultimately strengthens their market leverage with agents, brokerages, and advertisers.

NextHome inks agreement to align with Zillow's listing access standards

SEATTLE, April 11, 2025 /PRNewswire/ -- NextHome is the most recent company to join Zillow in its pro-consumer commitment to listing transparency and committing to ensure the largest possible audience of buyers can see its listings. Zillow this week introduced new standards for listing access, which are designed to ensure both consumers and agents have equitable, timely access to real estate information — supporting and protecting a more open and competitive housing market.

"Partnering with Zillow to commit to listing transparency is simply the right thing to do for homebuyers and sellers across America. Prioritizing humans over houses is a core value at NextHome because it builds trust and fosters a more informed and confident client base which we believe puts our agents in a position to win," said James Dwiggins, co-CEO of NextHome. "Through this partnership we are setting a new standard in the industry."

Zillow's listing standards outline how it is implementing the National Association of Realtors Clear Cooperation policy on its platform.  Namely, a listing publicly marketed to any buyer must be in the MLS within one day and published on Zillow as well as other sites that receive MLS feeds. Listings that don't meet these standards won't be published on Zillow or Trulia for the life of the listing.

"NextHome has long been a champion of listing transparency and we're pleased they're committing to keeping the industry focused on the future alongside Zillow. It's simple: a listing publicly marketed to any buyer should be marketed to all buyers. Hidden listings harm buyers, sellers and agents by creating an unfair market," said Errol Samuelson, chief industry development officer at Zillow. "Promoting equal and fair access to all available listings is the right thing to do for sellers, buyers, agents - and the industry at large. Zillow is dedicated to putting consumers first and ensuring a fair and open marketplace for all. Those who deliver for consumers will succeed, not the companies putting their own interests ahead of the needs of home buyers and sellers."

NextHome has 600 offices and 6,000 agents nationwide and has been named to the Inc 5000 and Entrepreneur 500 franchise lists. NextHome joins eXp in a growing group of real estate industry partners calling for transparent practices prioritizing access for all consumers and agents.
