Redfin Reports New Listings of Homes For Sale Surpass 2019 Levels
Sellers are re-entering the housing market, with new home listings surpassing 2019 levels for the first time this year, according to Redfin's latest report. The median home-sale price hit a record high of $364,430, marking a 22% year-over-year increase. Despite this increase in supply, homebuying demand declined slightly, with pending home sales rising just 17%, the smallest gain in nearly a year. Homes sold faster, averaging just 15 days on the market.

SEATTLE, July 9, 2021 /PRNewswire/ -- (NASDAQ: RDFN) —Sellers are returning to the housing market as the number of homes newly listed for sale surpassed 2019 levels for the first time since the start of the year, according to a new report from Redfin (redfin.com), the technology-powered real estate brokerage.
Despite a long-awaited increase in the supply of homes for sale, homebuying demand continued to slip, leaving the market feeling a few degrees cooler.

Data based on homes listed and/or sold during the period:
- The median home-sale price increased
22% year over year to$364,430 , a record high. - Asking prices of newly listed homes were up
12% from the same time a year ago to a median of$359,500 . This was down1.1% from the four-week period ending June 27. - Pending home sales were up
17% year over year, the smallest increase in almost a year, since the four-week period ending July 19, 2020. Pending sales were down6% from the four-week period ending May 30, compared to a3% decrease over the same period in 2019. - New listings of homes for sale were up
4% from a year earlier, and were up3% from the same period in 2019. This was the first time new listings have surpassed 2019 levels since the beginning of the year. - Active listings (the number of homes listed for sale at any point during the period) fell
32% from 2020—the smallest decline since the four-week period ending February 7—but have climbed8% since their 2021 low during the four week period ending March 7. 54% of homes that went under contract had an accepted offer within the first two weeks on the market, well above the45% rate during the same period a year ago, but down 2.7 percentage points from the high point of the year, set during the four-week period ending March 28.40% of homes that went under contract had an accepted offer within one week of hitting the market, up from32% during the same period a year earlier, but down 3 percentage points from the high point of the year, set during the four-week period ending March 28.- Homes that sold were on the market for a median of 15 days, an all-time low that has been flat for the last four weeks, and down from 39 days a year earlier.

2% , compared to a27% increase over the same period last year according to home tour technology company ShowingTime. - The seasonally adjusted Redfin Homebuyer Demand Index—a measure of requests for home tours and other services from Redfin agents—fell during the week ending July 4, but the drop was much smaller than it was over the holiday weekend last year, and the demand index is currently up
12% from a year earlier.
